Gary: I have been getting your e-mails for a while now. Just wanted to thank you for helping to inspire us to look a little deeper. For the longest time I did not open them thought they were just another, How can we pick the pockets of the Realtors marketing scheme. Seems as though I was wrong. So Thank you for your help and may God bless you and your family.

I have had a tough time in this market. thinking about selling stuff to make ends meet. Thanks to you I have a new out look on the horizon. If you have time please give me a call some day.
    Tim.

Great tools and system - thanks for providing it without any strings attached. You really understand direct response marketing for real estate.

  4. Gary Elwood on May 28th, 2008 1:58 pm

    Tim, Mary, and Chuck,
I’m glad you all are finding this useful!

Are there any specific topic you’d like me to cover in the future? We’re working on a few more things that I really feel will be beneficial for you but we’re always open for more suggestions as well.

Wow,I just finished reading the report. You have boiled it down to a science. But better than that, you put it in a form that I can understand. This is almost like ‘paint by the numbers.’

I don’t know what my results will be using your direct response strategy and tactics, but I won’t ever know if I just shelve the idea.

Would you like me to keep you posted as to how it works out for me?

  6. Gary Elwood on May 30th, 2008 9:11 am

    Nelson,
I’m glad you’re getting value from the report. Yes, please do keep us posted on your results.

Also, are there any other methods or areas of real estate you’d like covered?

  7. Tammy on May 30th, 2008 12:01 pm

I may be missing something but what is the report you are mailing them after you call to verify their mailing information?

  8. Mike Doss on June 3rd, 2008 7:34 pm

I missed something in this. The renters report keeps mentioning an educational report that you send. Is this something I create?

Secondly, do you have to buy an “apartment” mailing list to generate a mailing for renters?

I`m an experienced broker from NY that purchased a RE/MAX franchise, renovated a building, and has spent a lot of time and money trying to learn one more system that is finally “the right thing at the right time” that just turned out to be just one added distraction from focusing on the basic simple truth to success in real estate and business and life: there is no one basic simple approach to success. Getting people to make a decision by giving them something of value that is difficult getting without you, and making them feel good about themselves still takes organization, hard work, time and money and a natural innate intelligence and ability to come across naturally.
As long as you realize that it`s hard work, being very focused, organized and somewhat lucky…
Any one of a hundred systems works if you follow those rules.
BUT HERE I GO AGAIN! Maybe I`m ready

Love the report, do you know the best place to purchase renters lists?

  13. Gary Elwood on June 4th, 2008 10:16 am

    Tammy and Mike,
The report can really be anything that is educational to the prospect and isn’t easily found somewhere else. Our system does include a dozen or so reports that you can use depending on who you’re targeting (anyone from first time buyers to sellers to FSBO’s etc).

I’ll include an example report in one of our next emails out to you guys so you can get a feel of what we suggest.

    I hope that helps!

How do you get addresses for individuals in apt. complexes, etc.?

  15. Gary Elwood on June 4th, 2008 10:56 am

    Marry Ann,

If your certain there are no capital letters or spaces or typos in the password for the video, you might try refreshing your page after you’ve submitted the password.

Depending on the settings in your internet browser it might not automatically refresh, showing you the accessed page.

Let me know if that helps!

    Good Afternoon;

Would you kindly send it to me!

  17. Gary Elwood on June 4th, 2008 1:20 pm

Martin, you need to right click on the link and select Save As or Save Target As.

If that still doesn’t work for you let me know and I’ll have someone send you a copy directly.

    Gary, thank you!

Once again great information to turn challenges into opportunities in today’s market.

I know now why you get the big bucks; you truly have a million dollar attitude!!! Thanks for sharing and may it come back to you 1,000 fold.

  19. Gary Elwood on June 4th, 2008 2:33 pm

For those of you that asked about how to find renters addresses, you can target specific apartment complexes by visiting and getting the address that way. Or if you’d prefer to purchase a list of addresses I believe http://www.InfoUSA.com and several other direct mailing list providers offer lists that target renters.

  20. Mark A on June 5th, 2008 4:29 pm

For lists of renters, why not contact your local title company for the addresses and units in an apartment building? It may not be personalized, but then again, how current will names be on a purchased rental list given how renters move around?

The idea is to get someone to raise their hand.

On another note, you can target renters in SFRs. Simply ask your title rep for a list of homes in a specific area that have absentee owners. Now you are targeting investment properties. Focus on a part of town where the rents are closer to actual mortgage payments and your chances for success go up.

    Cheers!
