    Jan, we actually provide an 800 call capture marketing system (http://www.realestategrowth.com) but we’re going to have some big news in the next couple of weeks on that front. I can’t say much more until the details are ironed out but I’ll be posting the details here as soon as possible.

    There is a service that says you have to keep posting (and they charge)if you use craigs list or the posting goes to the bottom quickly.

    I am not sure also if in NY we can do a posting without a price

    Barb, I just checked and you don’t have to pay to post in the real estate section of New York’s Craigslist.

    There are several services out there that will do postings for you and that is an option. I didn’t use one because it only took a few minutes of my time each day so I can’t give any recommendations on posting companies.

    However you decide to post, the real key to this strategy here is to include a call to action in your posting that drives people to call the recorded info line. That’s how you get the leads and are able to make contact with the prospect.

    What is the cost for the 800 number to use or do we invest in a machine. I had bought one some years back and don’t use it now. Would it work? Not sure what the machine is called but it was one we used with Craig Porctor and still have it or do you set us up? I really need to know what that cost would be due to the down market we are in.     Peggy, the key is capturing the name and number of the person calling about your listing. As I mentioned to Barb, we do offer a Call Capture marketing system that does that for you, but this video wasn’t intended as a promotional item. I simply want to share with you a free strategy of generating buyer leads. Whether you decide to use our Call Capture system or someone else’s, I want to see agents like you growing their business.

    We do have some exciting news on the horizon about our Call Capture marketing system, including a bundle of bonuses, but there are a few details that still need to be ironed out.     Disclosing the price is up to you. If you want to get more zero transfers (where the prospect transfers to talk to you directly) we suggest putting “For currently pricing information press 0.” If you want the prospect to have more information, you can include the price.

    The key though is to leave out some bit of information so you have something more to share with the prospect on your follow up call.

    I liked that tutorial! I made a go at CraigsList before and bombed. It looks like you may have figured it out.

    For me, it’s all about good leads. Like Mr. Bradley, I too would like to know more about short sales. Seems like that would be a wide open area right now.

    I’m not sure where you’re required to put your brokers’ number and company name. Craigslist allows any individual to post a property for sale and nowhere on the PA portion of the site do I see a place for your broker number or company name. Can you explain a bit more of what you mean?

    I’m not sure what you mean by “hooked it up”. With our system there’s nothing to hook up, you just advertise the number through various methods (such as the Craigslist method we showed you in this video).

    What is the virtual tour company that you used for your Craiglist posting? Does it have a similar functionality to call capture whereby the lead must provide some info (at least their name and email address) before they can view the virtual tour?

    Your process appears to violate the rules of craigslist, for starters (from craigslist user agreement):

    Additionally, you agree not to:

    r) contact anyone who has asked not to be contacted, or make unsolicited contact with anyone for any commercial purpose;

    v) … repeatedly post the same or similar Content or otherwise impose an unreasonable or disproportionately large load on our infrastructure;

    The beautiful thing about this system is that when a prospect calls your number for recorded information, that gives you the right to contact them (even under the Do Not Call laws)!

    As for section v, the key is to rotate your listings so that you’re not repeatedly posting the same listing over and over. Craigslist does a pretty good job of policing this kind of thing and if you use this method correctly you won’t have any problems.
